Local expertise for your neighborhood
A few of the neighborhoods we've lit up in Cary

Colorful holiday display in the Greenhope neighborhood.

Roofline and landscape lighting in Green Level.

Permanent RGB lighting installed in West Lake.
We stay within Cary's exterior lighting rules and your HOA's guidelines, and every install includes app-enabled timers so your display can meet quiet hours or duration limits your community may require.
Three Cary communities come up most when owners ask about HOA approval, so we read their recorded covenants. Lochmere's Declaration of Master Covenants (Book 3361, Page 681, recorded 1984) requires written Architectural Committee approval before "installation of any improvements" on a lot, but its published Architectural Standards (v5.1, 2017) have no holiday or seasonal lighting rule. MacGregor Downs' Declaration (Book 2516, Page 475, recorded 1977) says no "outside lighting ... or other improvements" may be placed or altered until plans are approved in writing, with 30 days for the committee to act; the association's architectural review page lists no decoration or holiday-light rule.
Preston is the one to check first. Its Master Declaration (Book 3935, Page 863, recorded 1987) counts "exterior illumination" as an improvement, and the 1992 Additional Declaration (Book 5198, Page 854, Art. VIII, Sec. 7) bars "permanent attachments of any kind or character whatsoever" to the roof or exterior walls of a residence without prior Architectural Control Committee approval. Preston is several associations, and their current rules sit behind a resident portal, so confirm yours with your board.
Our seasonal lights are removable clips with no permanent fasteners, and every install runs on a timer, so a seasonal display is temporary. Permanent RGB track is a permanent attachment, so in Preston get ACC approval before we install it. None of the three publishes seasonal date, hour, or color rules, and the Town of Cary has no ordinance on when holiday lights go up or come down. If your board sends rules, we will plan around them.
"I highly recommend Jon. He did my Christmas lights last year and it turned out great! He does a great job and has good prices. You won't be disappointed! Save yourself the headache and let him do it for you."

See payment optionsLochmere and MacGregor Downs require written committee approval before improvements, and neither publishes a holiday-light rule. Preston counts exterior illumination as an improvement and requires approval for permanent attachments to the roof or walls. Seasonal clip-on lights are temporary, and every install runs on a timer, so the lights keep to the hours your HOA sets. Send any display dates, colors, or operating hours with your request and we will plan the layout and schedule around them.

Yes. For interior work we can meet you at our vendor showroom in Brier Creek, a short drive from Cary, to choose finishes, ribbon, and greenery in person. It is run by the owner of the distribution company, and visits are by arrangement rather than walk-in, so give us a little notice. That is how custom interior work starts: a room, a staircase, or a mantel chosen in front of you rather than picked off a list.
Likely yes. Permanent RGB lighting is priced separately from a seasonal display and is a permanent attachment, and the West Lake home above has one. Preston's 1992 covenants (Book 5198, Page 854) require Architectural Control Committee approval for permanent attachments to the roof or walls. Lochmere and MacGregor Downs require written committee approval for improvements and outside lighting. Get approval first and we will work from it.
